Role
The Boots on the Ground Project Manager is crucial in overseeing the physical aspects of our real estate rehab projects. This role involves managing contractors, ensuring the timely ordering and delivery of materials, and writing scopes of work that maximize property value and profit. Your ability to negotiate and communicate effectively will be key to maintaining project timelines and budgets.
Responsibilities
- Manage and schedule contractors efficiently to minimize project turnaround times.
- Oversee the ordering and delivery of materials necessary for project completion.
- Communicate regularly with contractors to monitor progress and update project timelines.
- Develop detailed scopes of work that align with project goals and financial objectives.
- Maintain accurate and up-to-date project information in our CRM system.
- Negotiate contractor bids to ensure cost-effective project execution.
- Ensure seamless communication with management to keep all backend processes aligned with on-ground activities.
Results
- Projects completed on time and within budget, maximizing profitability.
- Strong relationships built with reliable contractors who deliver quality work.
- Accurate and timely updates maintained in CRM, facilitating smooth operations across departments.
Requirements
- Proven experience in project management, especially in construction or real estate rehab.
- Strong negotiation skills and the ability to secure favorable terms.
- Excellent organizational and communication skills.
- Ability to manage multiple projects simultaneously with acute attention to detail.
- Readiness to be on-site and available outside traditional working hours as needed.
Location
- Position based in Chicago, Illinois.
Schedule
- Flexible hours required, with availability for on-site management and calls outside of traditional working hours.
Salary
- $80,000 to $110,000 base salary, plus performance bonuses.
